San Pedro preps for new midrise apartment development near waterfront

Demolition begins this week on a downtown San Pedro block that will be transformed into a seven- story apartment building that many hope will boost patronage for area shops, restaurants and the waterfront now beginning to take shape. Officials will mark the start of demolition at an informal groundbreaking at 9:30 a.m. Thursday at 550-560 S. Palos Verdes St . A more formal ceremony will be held in the coming weeks, according to the developer. Demolition is expected to take about a month and construction of the new 375-unit building should be complete in about three years, with the opening anticipated for 2020. It’s one of several residential developments planned to be built in and around the downtown San Pedro area over the next few years. Originally under the hands of Omninet Capital, the project was sold to Holland Partner Group in June for $24.5 million. BOSTON (AP) — Massachusetts’ booming economy is bringing with it a downside for those looking to rent an apartment or buy a home in the state: soaring housing costs , particularly in the greater Boston area . The problem isn’t new, but it’s more acute in places where the economy has taken off, spurred by a surge in the life sciences sector and the arrival of top companies like General Electric to the state. That upward pressure is one reason why Beacon Hill leaders are continuing to look for ways to create new affordable housing units while preserving existing units . Gov. Charlie Baker this week announced $72 million in housing subsidy funds and additional state and federal tax credits to 25 projects across the state. Old 1927 Chicago Loop office building begins mixed-use transformation

Acquired by Marc Realty exactly one year ago for $10 million, the 1927 Loop office building has been issued a permit to begin its conversation to 132 residential rental units , four levels of remodeled office space , and ground floor retail . The Chicago- based developer has teamed up with architectural design firm NORR for the downtown adaptive reuse project which also includes a basement amenity space and a rooftop deck. Though 330 S. Wells is not designated a Chicago landmark , the property does feature of number of notable architectural touches such as terracotta exterior detailing and a marble- clad lobby space . Talen Energy to vacate PPL Plaza, move to Tower 6

ALLENTOWN — Talen Energy will vacate The Plaza at PPL Center in downtown Allentown early next year and move its employees into cheaper office space just blocks away on Hamilton Street, saving the company millions but leaving its landmark headquarters building mired in foreclosure and facing an uncertain future. Talen spokesman Todd Martin , responding to a request by The Morning Call, said Tuesday that the energy company has made a “five-year commitment” to rent two floors of the soon-to-be-opened Tower 6 at Sixth and Hamilton streets. The move will take effect in the second quarter of 2018, coinciding with the end of Talen’s lease at PPL Plaza at 835 W.
