Rent control rumored to be driving apartment sales | News

Mountain View's rent- control program has already survived political and legal trials -- but what about the business test? An increasing number of apartment owners appear to be cashing out rather than working under the new restrictions. If the trend continues, some say it will lead to a cascade of redevelopment spearheaded by large corporate buyers . This scenario would result in older apartments being phased out and replaced with new housing that is exempt from rent control. Those looking at the data with a more critical eye point out that sales of apartment buildings are up throughout the South Bay, and that the number of buyers indicates a healthy interest in investing in Mountain View housing , regardless of rent control. To take one example, Fremont residents Ann and Paul Lethers decided in June to sell their 18-unit complex on Del Medio Avenue in Mountain View, which they created from separate purchases of two adjacent nine-unit buildings. They say they h...

Code Enforcement is continuing to inspect the complex to determine if there are violations. PHOTO BY MICHAEL MOTT Nancy Avalos watched as her 5- and 8-year-old daughters danced and chased each other. Their laughter filled the living room. “My daughters don’t want to move out,” Avalos said in Spanish. Her voice broke. “I feel like I’ve let them down.” Avalos moved to Cedar Ridge Apartments six years ago. After sharing a living room of an apartment together, the single mother wanted to give her three daughters room to play and moved to a place they could call their own. But now the family is moving out of its two- bedroom apartment , after Avalos’ monthly rent rose from $802 to $1,086. For Avalos and her neighbors, sharp rent and utility bill increases hit the past two months as the property owner, Torrance- based Cedar Ridge Apa...

Where Millennials Live Alone—and Where They're With Mom and Dad

The kids are not all right—or so the click-bait headlines would lead you to believe. There are countless stories about those flighty millennials who job-hop every year, are crazy-obsessed with their iPhone phablets and shell out too much on  Instagrammable avocado toast or kale smoothies to move out of their parents’ basements and ( gasp !) pay their own rent. There's more than a hint of truth to that last part. About 15% of 25- to 35-year-olds were still crashing with their folks in 2016, according to a  Pew Research study . And that leaves 85% either cramming into apartments with friends or living solo. The young-at- heart data team at realtor.com® decided to dig into these numbers. As it turns out, where millennials are living plays a big role in whether they   are   most likely to live alone, as opposed to with their folks. And there's a lot of variation across the country, we learned. Related Articles "We definitely see a larger percentage of millennials living at...

How to hunt for an apartment in Boston

Image
By: yiseowl - Wednesday, Feb 26, 2014 - 11:11pm Searching for an apartment in Boston is a unique process…and a big pain in the ass. 79 percent of all rentals in Boston turn over their leases between September 1st and 14th, setting the stage for aggressive rental agents and frantic tenant hopefuls . Signing on something that’s not a complete piece of shit requires some legwork and a little bit of patience. Having lived in four different apartments over eight years in Boston, I thought I’d share my experience in finding a decent place for a good price. 1) Figure out where you want to live:  Budget and location are the two most important things to consider when looking for an apartment. The image below is a rental heat map put together by Jeff Kaufman — he used data from the website PadMapper. We took it a step further and added geographically accurate T stops. There’s a lot of useful info packed into this little map. For example, you can identify cheaper neighborhoods by looking at c...

Why Seattle Builds Apartments, but Vancouver, BC, Builds Condos

Image
When it comes to condominium development , Cascadia’s two largest cities couldn ’t be more different. Last year nearly 60 percent of new housing starts in the city of Vancouver, BC , were condominiums; meanwhile, Seattle saw no new condominium buildings open . And that’s not changing anytime soon: less than 10 percent of all building slated for downtown Seattle in the next three years will be condos. What’s the difference—why the blossoming of condominium construction in one city and the almost complete dearth in the other? The short answer is economics. In Vancouver, apartments are saddled with an unfavorable tax code , making condos the more lucrative multi- family housing investment even despite high rental demand . In Seattle’s skyrocketing rental market , one that’s climbed even faster than the condo market in recent years, apartment buildings are much more financially attractive, while condos come with bigger risks and, typically, lower returns. Compounding this profit differe...
