Massive apartment project to change face of downtown Boca

Mizner 200 will be one of the largest construction projects in Boca Raton's downtown, offering three nine- story apartment buildings across 9 acres. There will be 384 new apartments and garages with 672 parking spaces. You’ll also see an overhauled stretch of Southeast Mizner Boulevard — inundated with new canopy trees, park space and benches along an 8-foot-wide, paver-laden sidewalk. It’s too early to say when construction will begin. But Mizner 200, at 200 SE Mizner Blvd ., will give the area a much-needed face-lift, some residents say. It’s the latest high- rise project coming to downtown Boca, among the fastest rising in Palm Beach County . “It’s an amazing project and one that I think Boca can stand behind in a very proud fashion,” said Marisela Catilla, a resident of Royal Palm Place just across the street. DEL CITY — Efforts to transform what had been a blighted and crime-ridden area at Interstate 40 and Scott Drive into something this community can be proud of has cleared another hurdle. The city council and its development authority approved an agreement with a Texas-based developer this week to build a movie theater/bowling alley, restaurants and a grocery store on the southwest corner of the interchange this week. The developer, Hunt Properties Inc., told The Oklahoman on Wednesday the site is an ideal location for a project it expects will create a regional draw for future tenants. For the city, approval of the project marks the completion of a journey it started about a decade ago to take a undesirable area that consisted of dilapidated apartments and a strip club and turn it into something else. Kroger plans new store and urban apartments on the eastern edge of downtown Dallas | Real Estate

A new Kroger supermarket on the edge of Dallas' Arts District will offer more than groceries. The supermarket chain plans for its new store to be part of a mixed-use development that includes hundreds of new apartments. Kroger last year purchased a block of land on Hall Street between Ross Avenue and North Central Expressway . It's just across the highway from downtown and in an area that's seeing rapid redevelopment. Early this year Kroger filed plans with the City of Dallas to build just a supermarket and surface parking on the site. But now the grocery giant has teamed up with a local apartment builder and wants to include 375 apartments with the project. The development designed by Dallas architect GFF would have four stories of rental units on top of a 2- level Kroger store , plans for the project show. Controversial Overlook at Roland Park moves forward

A controversial North Baltimore apartment project cleared its final hurdle when Mayor Catherine Pugh ratified its designation as a planned unit development . Developer Blue Ocean can start work on the roughly $40 million Overlook at Roland Park. The Baltimore- based developer plans a six-story, 148- unit luxury apartment building on the wooded 12-acre parcel near the intersection of Falls Road and Northern Parkway in North Roland Park . The project faced significant opposition from some residents in North Roland Park concerned about increased traffic, despite receiving the support of two neighborhood associations. Blue Ocean has agreed to preserve more than half the site for forest conservation or green space. The project includes a parking garage, swimming pool, fitness center, media room and an indoor sports court . (Photo: Courtesy of Capano Management ) Capano Management continues to bolster its residential portfolio with the acquisition of 1303 Delaware Apartment Homes in Wilmington's fashionable Trolley Square neighborhood . A sales price was not disclosed. Capano financed the purchase with a fixed-rate loan from Fannie Mae.  The privately-held Wilmington-based developer's multifamily division, Capano Residential , purchased the 231- unit high rise from Merion Realty Partners , a Wynnewood, Pennsylvania, real estate investment firm . Jeffrey Shumaker, vice president responsible for Merion's multifamily division, declined to comment on the transaction. Kentucky Developer To Build 8-Building Apartment Complex In Baton Rouge

Developers plan to bring another apartment community to Baton Rouge. LDG Development, a Louisville, Ky.-based company, intends to build the new complex at the intersection of Airline Highway and Evangeline Street, in the city’s north side. The project is called Port Royal Apartments . According to documents from the Louisiana Housing Corp ., the state’s affordable housing agency , its total development cost will be about $26.5 million. Plans call for the construction of an eight- building complex , with 216,672 square feet of space and a total of 192 units. There will be 96 two-bedroom units and 96 three-bedroom units. The Advocate reports that rents at Port Royal will range between $800 for a two-bedroom, two-bath unit to $925 for a three-bedroom, two-bath apartment. The newspaper also said that the city parish Planning Commission is scheduled to vote on a site plan at its June 15 meeting. Converted Office Parks Try to Lure Millennials With Cheaper Rents

Developer National Resources has for several years been studying different office, retail and residential schemes for an underused corporate campus designed in the 1960s for International Business Machines Corp. in East Fishkill, N.Y. But now, as National Resources moves to close on a deal to buy a 300-acre site, the Greenwich, Conn.- based developer is recognizing that housing has got to be a central component of the plan. Firm principals Lynne Ward and Joseph Cotter recognize low rents are the best way to lure millennials and others away from New York City, about a 90-minute drive away. National Resources is paying an undisclosed price for the land from California- based semiconductor company Globalfoundries , which purchased IBM’s semiconductor business in 2015 and still runs a slimmed down operation at the East Fishkill site that employs around 1,700 workers. Acquired by Marc Realty exactly one year ago for $10 million, the 1927 Loop office building has been issued a permit to begin its conversation to 132 residential rental units , four levels of remodeled office space , and ground floor retail . The Chicago- based developer has teamed up with architectural design firm NORR for the downtown adaptive reuse project which also includes a basement amenity space and a rooftop deck. Though 330 S. Wells is not designated a Chicago landmark , the property does feature of number of notable architectural touches such as terracotta exterior detailing and a marble- clad lobby space . Tower at Erieview and Galleria go up for sale, as RAIT presses pause on apartment plans (photos)

CLEVELAND, Ohio - The owner of downtown Cleveland's fourth-tallest building is doing an about-face, marketing the Tower at Erieview and the adjacent Galleria shopping mall for sale after more than a year of exploring a partial conversion of the skyscraper to apartments. RAIT Financial Trust recently put the buildings on the market, at an undisclosed price. A listing package from real estate company HFF , Inc., started making the rounds last week. The 40-story tower, at East 12 th Street and St. Clair Avenue, is only 45 percent leased, according to HFF's listing materials. The glassy, barrel- shaped Galleria is 60 percent leased. The property also includes a 421- space parking garage . The long retail spine of Sydney Road, Brunswick, just north of Melbourne's CBD, was once a prosperous trading outpost on the way to the goldfields. These days it's a bohemian mix of variety stores, op shops, halal butchers and Lebanese bakeries. Take a side street to the west, however, and a different picture emerges. Sandwiched between Sydney Road and the Upfield train line is an area undergoing rapid and widespread transformation. Light industry is fast being replaced by mid- rise apartment buildings , their inhabitants attracted by the short commute into town and cheaper prices than in the city's south-east. The quality of these units is, on the whole, depressingly bad; think poor ventilation and bedrooms that "borrow" natural light (a weasel word for being dark and windowless). The occasional jazzy façade tries feebly to make up for otherwise cheap construction amid a chorus of greys. At ground level, carpark roller doors alternate with mean pocket garden...
