During the July meeting, members of the Land Use Board and township engineer Harold Pellow had requested that the site plans for the apartment complex be re-worked, with the request for fewer buildings and units in the complex, as well as adding improved signage to the site and visiting issues with water build-up on the property. The original plan called for four, 20-unit buildings for the complex, which was submitted under the name " Mountain View Manor ," but to satisfy the board, Maione's revised site plans now calls for two, 22-unit buildings and o...

The board also approved an environmental study submitted by the applicant and stated that the project will have “no significant adverse environmental impacts .” The vote was three in favor, one opposed and one abstaining. Councilman Tim Hubbard cast the no vote, and Councilwoman Jodi Giglio abstained . “There’s a lot of issues with this project that I’m concerned about,” Mr. Hubbard said, citing parking, a proposed 30- year Industrial Development Agency tax abatement , and the impact the apartments might have on school enrollment. Ms. Giglio said she asked the town ethics board for an opinion on whether she should abstain, since she is an owner of the Summerwind Square apartments downtown , and they recommended she abstain. Controversial South Asheville project looks to pivot

Concerns about traffic congestion are once again circling around a proposed development off Overlook Road in South Asheville . The developer, Paul Holst of Greensboro, previously pitched a 221-apartment, 30-townhome development called Overlook Apartments. That original plan encountered resistance from South Asheville residents concerned  about whether the existing road infrastructure could handle the increase in cars associated with a development of that size.  In June, Holst’s team asked the  Buncombe County Board of Adjustment to delay a hearing on the project before ultimately scrapping the plans. Holst is now looking to build a 98-home subdivision, named Overlook Point , on the same 25-acre footprint at 109 Overlook Road . N.C. Department of Transportation data show that in 2014, Overlook Road had an annual average daily traffic of 9,000 cars, or nearly 3.3 million cars a year. Information from Asheville Police Department ’s traffic incident report database shows Overlook Ro...

Lack of Bay Area housing prompts rise in ‘super commuters’

As the housing crisis has grown across California, the state has seen a rise in the number of “super commuters,” residents who commute longer hours to cities starved of affordable housing, including those in the Bay Area. While the number of jobs brought into the Bay Area has grown in recent years, the availability of housing has not matched this increase, according to State Sen. Nancy Skinner, D-Berkeley. People working in service-type jobs are not being paid wages that would allow them to afford housing in the cities where they are employed, forcing many to make long commutes to and from work each day, Skinner said. “Those are essential services, but then they’re driven out to living further and further away just to be able to afford somewhere to live,” Skinner said. Census data from 2015 reported San Francisco , Alameda and Contra Costa counties’ average commute times to be 31.7 minutes, 30.7 minutes and 35.3 minutes respectively — an increase from 2010, when the commute times for...

IDA approves tax breaks for Glen Cove apartment-retail project

Uniondale- based RXR Realty will receive more than $1.2 million in tax breaks to build a downtown Glen Cove apartment and retail project , the Glen Cove Industrial Development Agency decided Tuesday night . The IDA unanimously approved $1.24 million in mortgage and sales tax exemptions for Village Square, which, in addition to 146 apartments and 15,000 square feet in retail space, will include a 16,000-square- foot plaza deeded to the city for public events. Most Popular The board also approved 18 years of payments in lieu of taxes, or PILOTs, that will start at $183,062 for the first three years and increase 2 percent annually for 15 years. The value of that property tax break is undetermined. All seven candidates in the Sept. 12 Democratic City Council primary and the Democratic mayoral candidate , Councilman Timothy Tenke , attended the meeting and said afterward they support redeveloping the 2.8-acre site, most of which is comprised of vacant buildings. But they oppose the t...

Willow Brook Golf Course moving clubhouse as part of massive mixed-use plan

Allen Township has cleared the way for the first step of moving the clubhouse and pro shop at Willow Brook Golf Course as part of a mixed-use development of 700 homes and a village center. The Fuller Family Trust was granted approval Tuesday by township supervisors for the transfer of a liquor license from the existing clubhouse to a new one planned to serve the golf course. Board approval of the transfer was necessary because it crosses municipal boundaries – the present clubhouse falls within North Catasauqua while the new one will be within Allen Township . Under the development plans , Willow Brook Golf Course would be reduced to nine holes. Plans call for an existing “L” barn used for boarding horses during equestrian events at Willow Brook Farms to be converted into the new clubhouse and pro shop, said Christopher Lloyd, a trustee for the Fuller Family. The 2,000-square-foot structure, located in the middle of the farm, will be re-purposed in order to provide seating for...

The Home Front: In Colorado, ‘fed up’ towns take on the oil-and-gas industry

Image
“Colorado residents fed up with what they see as the state’s failure to protect people and the environment are fighting fossil- fuel development inside their towns by making new rules requiring odor control , bigger setbacks and company disclosure of underground oil and gas flowlines,” reports The Denver Post . “But the industry and state government are ready to fight back. An odor- control measure in Erie, letting police hit companies with tickets for foul fumes, takes effect next week. Erie, Broomfield, Thornton and Lafayette are each developing map submission rules , with leaders saying the fatal April 17 house explosion in Firestone makes this a no-brainer. Broomfield residents also will vote on whether to change their charter to require protection of health, safety and the environment as preconditions before drilling inside city limits can be done.” “At the urging of Councilwoman Polly Christensen , Longmont has posted a link on its city government home page to the City Co...

Editorial: Cheers and jeers - Opinion - Gainesville Sun

The Gainesville Sun editorial board Under President Donald Trump , a mockery is being made of the U.S. Environmental Protection Agency ’s mission. Changes being planned at the agency threaten the environment, including proposed cuts to programs that have cleaned up contaminated sites and protected water quality in communities such as Gainesville. Jeer: The Trump administration, for proposing EPA cuts that could force Florida to significantly scale back or eliminate environmental cleanup and monitoring programs. A study released Tuesday by the Environmental Defense Fund and reported by the Miami Herald found Florida stands to lose up to $600 million in funds used over the past five years for such programs. They include efforts to control pollution from underground storage tanks and stormwater runoff that has caused algae blooms in the state’s water bodies. Other programs at risk include the monitoring of fecal beach pollution and grants to clean up polluted industr...

Massive apartment project to change face of downtown Boca

Mizner 200 will be one of the largest construction projects in Boca Raton's downtown, offering three nine- story apartment buildings across 9 acres. There will be 384 new apartments and garages with 672 parking spaces. You’ll also see an overhauled stretch of Southeast Mizner Boulevard — inundated with new canopy trees, park space and benches along an 8-foot-wide, paver-laden sidewalk. It’s too early to say when construction will begin. But Mizner 200, at 200 SE Mizner Blvd ., will give the area a much-needed face-lift, some residents say. It’s the latest high- rise project coming to downtown Boca, among the fastest rising in Palm Beach County . “It’s an amazing project and one that I think Boca can stand behind in a very proud fashion,” said Marisela Catilla, a resident of Royal Palm Place just across the street. The city, which this week approved the project, said it’s a product of cooperation between Mizner 200’s developer, Coral Springs-based El- ad National Properties , a...
