Garner considers $1.2M, 10-unit apartment development | Mason City & North Iowa

GARNER | The Garner City Council is hoping a new 10- unit apartment project will reduce the gap in the city’s housing market. At its Tuesday, Aug. 22, meeting, the council will consider accepting a proposal received from Echo Development Group of Cedar Falls earlier this month for the construction and operation of a $1.2 million 10- unit apartment building at 895 W. Eighth St. in Garner earlier this month. “We’re excited about it,” said Randy Lansing, Garner city administrator . According to Echo Development Group ’s proposal, the building will feature four three-bedroom apartments and six two-bedroom apartments. Each apartment will have a garage, a laundry room and 2½ bathrooms. The proposal, which was submitted during the city’s request for proposals period between June 15 and Aug. 3, was the only one it received, despite its incentives to attract developers. Ground broken for $51 million downtown Mobile apartment project

Groundbreaking for Mobile's Meridian at the Port apartment complex on Wednesday was accompanied by new images illustrating backers' claims that it will be a transformative project for downtown. In the renderings, the five-story, 267- unit development is a large and distinctive presence on the east side of Water Street, a location that will make it one of the first landmarks seen by visitors arriving via I-165. Its features include an impressive poolside view of the Mobile skyline . Developers say the project will be completed in 2019. According to information provided by Leaf River Development Group and Bristol Development Group , the project will cost more than $51 million and will feature a mix of upscale studio, one-bedroom and two-bedroom apartments. Amenities are to include "9-10 foot ceilings, large windows, balconies, quartz countertops and custom cabinets, stainless steel appliances , soaking tubs or frameless showers, and walk-in closets." Kroger plans new store and urban apartments on the eastern edge of downtown Dallas | Real Estate

A new Kroger supermarket on the edge of Dallas' Arts District will offer more than groceries. The supermarket chain plans for its new store to be part of a mixed-use development that includes hundreds of new apartments. Kroger last year purchased a block of land on Hall Street between Ross Avenue and North Central Expressway . It's just across the highway from downtown and in an area that's seeing rapid redevelopment. Early this year Kroger filed plans with the City of Dallas to build just a supermarket and surface parking on the site. But now the grocery giant has teamed up with a local apartment builder and wants to include 375 apartments with the project. The development designed by Dallas architect GFF would have four stories of rental units on top of a 2- level Kroger store , plans for the project show. Area senior communities looking to attract boomers

MOBILE, Ala. (WKRG) –   Development partners Leaf River Group and Bristol Development Group , as well as Mobile City officials , broke ground on Meridian at the Port, a large upscale apartment complex on Water Street. The more than $51 million project will feature 267 luxury apartments , a saltwater pool, a dog park, roof top lounge , and more. The complex is expected to be completed by 2019. Rent is estimated to be between $1000-1200. Tuesday morning, the development sent new artist renderings of the complex and they can be seen below in the slideshow. This residential development is part of an ongoing effort to revitalize the downtown area. City officials hope development like Meridian at the Port will make Water Street more pedestrian-friendly. “We’ve got to find ways to get people from across the street here at the various hotels and some level of interaction with our waterfront. The plan is to have at least half of the apartment building completed by August 2018 and the entire project completed by January 2019. By Daniel Smithson Staff writer The outer shell of what will be student housing and a retail destination in midtown remains with few workers trying to complete it. Coral Gables- based Roger Development Group executives halted construction at the site of what will be Midtown Apartments, located at 104 NW 17th St ., because of plans to make interior changes. Oscar Roger Jr ., vice president of the development group , said in construction when interior design changes occur, plumbing does as well. So while design changes were being ironed out, construction was slowed to avoid the costs of having people work in the meantime and potentially having to reroute plumbing again if more changes were made. Bronxville’s Carson Real Estate , founded in 1972 by Marie Carlson and now run by her son Craig, will join ERA Insite Realty , a franchise of ERA that has operated as a family business in White Plains for 32 years. Previous to this, the Carlson brokerage was a franchise of Coldwell Banker. Craig Carlson will become an associate broker at ERA and will bring 20 brokers with him. San Pedro preps for new midrise apartment development near waterfront

Demolition begins this week on a downtown San Pedro block that will be transformed into a seven- story apartment building that many hope will boost patronage for area shops, restaurants and the waterfront now beginning to take shape. Officials will mark the start of demolition at an informal groundbreaking at 9:30 a.m. Thursday at 550-560 S. Palos Verdes St . A more formal ceremony will be held in the coming weeks, according to the developer. Demolition is expected to take about a month and construction of the new 375-unit building should be complete in about three years, with the opening anticipated for 2020. It’s one of several residential developments planned to be built in and around the downtown San Pedro area over the next few years. Originally under the hands of Omninet Capital, the project was sold to Holland Partner Group in June for $24.5 million. The towns include: Branford, Glastonbury, Greenwich, North Branford, North Stonington, Orange, Plainfield, South Windsor, Stamford, Stratford, West Haven, and Westport.
