Massive apartment project to change face of downtown Boca

Mizner 200 will be one of the largest construction projects in Boca Raton's downtown, offering three nine- story apartment buildings across 9 acres. There will be 384 new apartments and garages with 672 parking spaces. You’ll also see an overhauled stretch of Southeast Mizner Boulevard — inundated with new canopy trees, park space and benches along an 8-foot-wide, paver-laden sidewalk. It’s too early to say when construction will begin. But Mizner 200, at 200 SE Mizner Blvd ., will give the area a much-needed face-lift, some residents say. It’s the latest high- rise project coming to downtown Boca, among the fastest rising in Palm Beach County . “It’s an amazing project and one that I think Boca can stand behind in a very proud fashion,” said Marisela Catilla, a resident of Royal Palm Place just across the street. The city, which this week approved the project, said it’s a product of cooperation between Mizner 200’s developer, Coral Springs-based El- ad National Properties , a...

Committee recommends $120,000 for downtown rental rehab program

Posted: Aug. 24, 2017 9:15 am QUINCY -- A Quincy committee recommends that $120,000 be provided for the redevelopment of five apartments in four downtown buildings. The $120,000 investment through the city's tax increment financing rental rehab program would include private investment of more than $154,000. Chuck Bevelheimer, director of planning and development, told the TIF Rental Rehab Committee on Wednesday night that he believed the program was making a difference downtown. "When you get into renovation projects, you're always getting into something that is unknown," Bevelheimer said. "Without this program, I don't think you would be seeing the investment right now." In the first two years of the TIF rental rehab program , the city has provided $210,000 and has seen $335,800 in private investment in 10 upper- story apartments downtown . "If we're going to make market- rate housing downtown , this level of investment is necessary, and I ...

Ground broken for $51 million downtown Mobile apartment project

Groundbreaking for Mobile's Meridian at the Port apartment complex on Wednesday was accompanied by new images illustrating backers' claims that it will be a transformative project for downtown. In the renderings, the five-story, 267- unit development is a large and distinctive presence on the east side of Water Street, a location that will make it one of the first landmarks seen by visitors arriving via I-165. Its features include an impressive poolside view of the Mobile skyline . Developers say the project will be completed in 2019. According to information provided by Leaf River Development Group and Bristol Development Group , the project will cost more than $51 million and will feature a mix of upscale studio, one-bedroom and two-bedroom apartments. Amenities are to include "9-10 foot ceilings, large windows, balconies, quartz countertops and custom cabinets, stainless steel appliances , soaking tubs or frameless showers, and walk-in closets." San Pedro preps for new midrise apartment development near waterfront

Demolition begins this week on a downtown San Pedro block that will be transformed into a seven- story apartment building that many hope will boost patronage for area shops, restaurants and the waterfront now beginning to take shape. Officials will mark the start of demolition at an informal groundbreaking at 9:30 a.m. Thursday at 550-560 S. Palos Verdes St . A more formal ceremony will be held in the coming weeks, according to the developer. Demolition is expected to take about a month and construction of the new 375-unit building should be complete in about three years, with the opening anticipated for 2020. It’s one of several residential developments planned to be built in and around the downtown San Pedro area over the next few years. Originally under the hands of Omninet Capital, the project was sold to Holland Partner Group in June for $24.5 million. Holland also is in exclusive negotiations to redevelop San Pedro ’s closed county courthouse just blocks away. Fewer, bigger...

The Home Front: In Colorado, ‘fed up’ towns take on the oil-and-gas industry

Image
“Colorado residents fed up with what they see as the state’s failure to protect people and the environment are fighting fossil- fuel development inside their towns by making new rules requiring odor control , bigger setbacks and company disclosure of underground oil and gas flowlines,” reports The Denver Post . “But the industry and state government are ready to fight back. An odor- control measure in Erie, letting police hit companies with tickets for foul fumes, takes effect next week. Erie, Broomfield, Thornton and Lafayette are each developing map submission rules , with leaders saying the fatal April 17 house explosion in Firestone makes this a no-brainer. Broomfield residents also will vote on whether to change their charter to require protection of health, safety and the environment as preconditions before drilling inside city limits can be done.” “At the urging of Councilwoman Polly Christensen , Longmont has posted a link on its city government home page to the City Co...

Tower at Erieview and Galleria go up for sale, as RAIT presses pause on apartment plans (photos)

CLEVELAND, Ohio - The owner of downtown Cleveland's fourth-tallest building is doing an about-face, marketing the Tower at Erieview and the adjacent Galleria shopping mall for sale after more than a year of exploring a partial conversion of the skyscraper to apartments. RAIT Financial Trust recently put the buildings on the market, at an undisclosed price. A listing package from real estate company HFF , Inc., started making the rounds last week. The 40-story tower, at East 12 th Street and St. Clair Avenue, is only 45 percent leased, according to HFF's listing materials. The glassy, barrel- shaped Galleria is 60 percent leased. The property also includes a 421- space parking garage . Related: Oswald Centre, former Eaton Center hit the market RAIT's decision doesn't shut the door on a potential residential redevelopment of a third of the office space. But the listing throws the timeline for such a project into limbo - and signals that the Philadelphia- based company...

Kroger plans new store and urban apartments on the eastern edge of downtown Dallas | Real Estate

A new Kroger supermarket on the edge of Dallas' Arts District will offer more than groceries. The supermarket chain plans for its new store to be part of a mixed-use development that includes hundreds of new apartments. Kroger last year purchased a block of land on Hall Street between Ross Avenue and North Central Expressway . It's just across the highway from downtown and in an area that's seeing rapid redevelopment. Early this year Kroger filed plans with the City of Dallas to build just a supermarket and surface parking on the site. But now the grocery giant has teamed up with a local apartment builder and wants to include 375 apartments with the project. The development designed by Dallas architect GFF would have four stories of rental units on top of a 2- level Kroger store , plans for the project show. Dallas- based apartment builder Trinsic Residential Group would build the rental units on top of the grocery store and parking garage at Hall and Flora streets. ...

Converted Office Parks Try to Lure Millennials With Cheaper Rents

Developer National Resources has for several years been studying different office, retail and residential schemes for an underused corporate campus designed in the 1960s for International Business Machines Corp. in East Fishkill, N.Y. But now, as National Resources moves to close on a deal to buy a 300-acre site, the Greenwich, Conn.- based developer is recognizing that housing has got to be a central component of the plan. Firm principals Lynne Ward and Joseph Cotter recognize low rents are the best way to lure millennials and others away from New York City, about a 90-minute drive away. National Resources is paying an undisclosed price for the land from California- based semiconductor company Globalfoundries , which purchased IBM’s semiconductor business in 2015 and still runs a slimmed down operation at the East Fishkill site that employs around 1,700 workers. Redfin predicts this Seattle neighborhood will be the hottest in the nation to close 2017

Image
(Redfin Photo) Seattle’s housing market is hot as ever, and tech- powered real estate brokerage Redfin predicts it will stay that way, particularly in the First Hill neighborhood just east of downtown. First Hill sits atop a new list predicting the 10 hottest neighborhoods for home sales for the rest of 2017. Redfin makes its predictions by examining recent growth in listing page views and favorites on its site. The neighborhood’s proximity to Amazon’s new campus and downtown, as well as the quieter vibe compared to the bustling Capitol Hill area next door helped put First Hill ahead of popular neighborhoods in the San Francisco Bay Area , Los Angeles, Portland, San Diego, Chicago, Washington D.C. and Boston. “First Hill is sandwiched between the ever- popular Capitol Hill and the Yesler Terrace redevelopment , with easy access to downtown,” said Seattle Redfin agent Jessie Culbert . “With Whole Foods opening in 2018 at the Danforth apartment building , the area is becoming e...

Heated Rematch in Central Brooklyn, Where Incumbent Seeks to Hold City Council Seat

Image
Council Member Laurie Cumbo (@cmlauriecumbo) Hundreds of Crown Heights residents and community activists laughed and jeered at a recent community forum as a lanky man wearing a paper mask of Mayor Bill de Blasio joked about bringing affordable housing to their neighborhood. The event was punctuated by moments of levity but mostly dominated by anger from residents who feel their elected representatives have sold out their interests to the real estate industry , with a focus on the proposed redevelopment of the vacant Bedford Union Armory . The de Blasio administration , with a developer, is proposing a combination of affordable and market rate rental apartments , condominium units, and recreation space for the massive site. City Council Member Laurie Cumbo , who represents the district, did not attend the August 2 forum focused on the project -- she was just days from giving birth to a son -- and when representatives of her office tried to speak, they were shouted down. The ev...
