When the owners bought this Victorian seaside apartment in Hornsea, East Yorkshire, it was dated, run down and needed a lot of work. ‘Most people wouldn’t have bothered to give this dated seaside flat a second chance,’ says the owner. ‘However we could see beyond its dilapidated interior.’ ‘We’ ve renovated properties before, so we knew it could look great, but we had to really visualise how it could be.’ The flat was uninhabitable initially, so the owners spent their weekends renovating and altering the property until it was barely recognisable as the flat that they’d originally bought. They took inspiration from the coastal setting, introducing natural materials , pastel colours and treasures found on the beach. When our children were 11 and 9, young enough to still be entirely inside the family circle but old enough to remember, we splurged on a “once in a lifetime vacation ” and rented a small farmhouse in Southwestern France outside the village of Saint-Cyprien. Each day, our son and daughter would say goodbye to the donkey that hung around our patio and we’d climb in the tiny rented Renault and drive somewhere in the fairy- tale beautiful Dordogne River region . On one of these excursions, we stumbled on the provincial city of Sarlat. (HFF) announces the $2.35 million cash-out refinancing of Hillside Terrace , a 10- unit apartment property in Walnut Creek, California. HFF worked on behalf of the borrower, PTLA Real Estate Group , to secure the seven-year, fixed-rate, non-recourse loan with 36 months of interest only. ( Jonathan Spiers ) A renovated apartment building in the Carytown area recently sold to an out-of-market buyer in a seven-figure deal. The eight- unit Rose Manor Apartments at 16-18 S. Dooley Ave. sold Aug. 2 for $1.75 million. City property records list the buyer as Silver Mountain Properties Ltd., an entity based in southwestern Virginia. The seller was DiJon Properties LLC , which purchased the two-story, 8,200-square-foot building in 2009 for $435,000 and renovated the property in 2014. The latest city assessment valued the 0.12-acre property at $975,000. DiJon Properties was represented in the deal by Matt Hamilton, Jackie Noel and Bruce Milam of Colliers International’s Richmond office. Generic apartments will create more stress The Victorian District is indeed a neighborhood. As a long-time resident, I have watched it grow in the 30 years that I’ve lived on East Bolton Street . I hope we can hang onto our neighborhood. Currently it is being buffeted by more and more vacation rentals and requests for new hotels. Now, we are confronted with a proposed large, generic apartment complex which is too big for the requested site and will only add more stress and congestion to the area. Is it not possible to develop projects that will enhance, not detract, from this historic district ? It’s served as a classroom annex for the former Lancaster Boys’ High School just around the corner. In 1909, part of it was converted into a basketball court for the school, “with the maximum cost of equipment not exceeding $25,” according to newspaper records. It was the home for Lancaster Bible College ’s precursor, Lancaster School of the Bible. It’s housed more than one church congregation — most recently, Foursquare Gospel Church . Standing solidly on North Mulberry Street , the square, pale yellow building looks over Shreiner-Concord Cemetery and Thaddeus Stevens’ gravesite. And it’s been a public hub of one kind or another in this west-end section of Lancaster city since it was built in 1880. Now, 128 N.
