Kroger plans new store and urban apartments on the eastern edge of downtown Dallas | Real Estate

A new Kroger supermarket on the edge of Dallas' Arts District will offer more than groceries. The supermarket chain plans for its new store to be part of a mixed-use development that includes hundreds of new apartments. Kroger last year purchased a block of land on Hall Street between Ross Avenue and North Central Expressway . It's just across the highway from downtown and in an area that's seeing rapid redevelopment. Early this year Kroger filed plans with the City of Dallas to build just a supermarket and surface parking on the site. But now the grocery giant has teamed up with a local apartment builder and wants to include 375 apartments with the project. The development designed by Dallas architect GFF would have four stories of rental units on top of a 2- level Kroger store , plans for the project show. Ground broken for $51 million downtown Mobile apartment project

Groundbreaking for Mobile's Meridian at the Port apartment complex on Wednesday was accompanied by new images illustrating backers' claims that it will be a transformative project for downtown. In the renderings, the five-story, 267- unit development is a large and distinctive presence on the east side of Water Street, a location that will make it one of the first landmarks seen by visitors arriving via I-165. Its features include an impressive poolside view of the Mobile skyline . Developers say the project will be completed in 2019. According to information provided by Leaf River Development Group and Bristol Development Group , the project will cost more than $51 million and will feature a mix of upscale studio, one-bedroom and two-bedroom apartments. Bronxville’s Carson Real Estate , founded in 1972 by Marie Carlson and now run by her son Craig, will join ERA Insite Realty , a franchise of ERA that has operated as a family business in White Plains for 32 years. Previous to this, the Carlson brokerage was a franchise of Coldwell Banker. Craig Carlson will become an associate broker at ERA and will bring 20 brokers with him. Area senior communities looking to attract boomers

MOBILE, Ala. (WKRG) –   Development partners Leaf River Group and Bristol Development Group , as well as Mobile City officials , broke ground on Meridian at the Port, a large upscale apartment complex on Water Street. The more than $51 million project will feature 267 luxury apartments , a saltwater pool, a dog park, roof top lounge , and more. The complex is expected to be completed by 2019. Rent is estimated to be between $1000-1200. Tuesday morning, the development sent new artist renderings of the complex and they can be seen below in the slideshow. This residential development is part of an ongoing effort to revitalize the downtown area. City officials hope development like Meridian at the Port will make Water Street more pedestrian-friendly. “We’ve got to find ways to get people from across the street here at the various hotels and some level of interaction with our waterfront. Why Seattle Builds Apartments, but Vancouver, BC, Builds Condos

When it comes to condominium development , Cascadia’s two largest cities couldn ’t be more different. Last year nearly 60 percent of new housing starts in the city of Vancouver, BC , were condominiums; meanwhile, Seattle saw no new condominium buildings open . And that’s not changing anytime soon: less than 10 percent of all building slated for downtown Seattle in the next three years will be condos. What’s the difference—why the blossoming of condominium construction in one city and the almost complete dearth in the other? The short answer is economics. In Vancouver, apartments are saddled with an unfavorable tax code , making condos the more lucrative multi- family housing investment even despite high rental demand . Capano buys Trolley Square apartment tower

(Photo: Courtesy of Capano Management ) Capano Management continues to bolster its residential portfolio with the acquisition of 1303 Delaware Apartment Homes in Wilmington's fashionable Trolley Square neighborhood . A sales price was not disclosed. Capano financed the purchase with a fixed-rate loan from Fannie Mae.  The privately-held Wilmington-based developer's multifamily division, Capano Residential , purchased the 231- unit high rise from Merion Realty Partners , a Wynnewood, Pennsylvania, real estate investment firm . Jeffrey Shumaker, vice president responsible for Merion's multifamily division, declined to comment on the transaction.
