City wins compromise adding retail to garage for Playhouse Square apartment tower (photos)

CLEVELAND, Ohio - Playhouse Square  agreed Thursday after some pressure from city planning officials to install a 20-foot- deep retail strip on the ground floor of a parking garage designed to serve a proposed 34- story apartment tower . The agreement capped a back-and-forth discussion at the meeting of the Downtown Flats Design Review Committee over schematic plans for the $ 135 million tower , on which Playhouse Square hopes to break ground late this year for the project. A revised ground floor plan for the Playhouse Square apartment tower garage shows how the theater district would reserve 1, 900 square feet on the Euclid Avenue side of the garage for retail. The company provided the joint venture equity investment toward the acquisition and development of Woodfield Valley Forge , an apartment community in King of Prussia. Adam Bieber of Phillips Realty structured the equity financing . Woodfield Valley Forge will be a 320- unit apartment community located in The Valley at Valley Forge, a 122-acre, mixed-use development. The property will feature a 493- space parking garage , a pool, fitness center, spin/class studio, flex work space , pet spa and sky lounge. Wire rope was spun here. Now Trenton factory gets new life as lofts

TRENTON -- The year was 1917 and the Roebling complex's Clark Street Rope Shop in Trenton reopened after being gutted by a fire two years earlier. The new building was ultramodern for its day, with steel trusses, fire-resistant materials and massive windows that flooded the space with natural daylight. It's here where the wire used in Charles Lindbergh's Spirit of St. Louis plane was believed to be manufactured. Now, a century later, the building has been reinvented as the Roebling Lofts with 16-to-24-foot ceilings, 10-foot windows and environmentally friendly features . The latest project by Trenton- based HHG Development , it aims to combine the old with the new. GRAND RAPIDS, MI - There's still a lot of concrete to be poured and drywall to be painted, but progress is being made on two of the city's largest apartment construction projects . Rockford Construction Co. and Wolverine Building Group handed out hardhats and safety vests to reporters on Wednesday, Aug. 23, so they could show off the progress they are making on projects along Market Avenue SW and in the Midtown Neighborhood along the Medical Mile.. Tower at Erieview and Galleria go up for sale, as RAIT presses pause on apartment plans (photos)

CLEVELAND, Ohio - The owner of downtown Cleveland's fourth-tallest building is doing an about-face, marketing the Tower at Erieview and the adjacent Galleria shopping mall for sale after more than a year of exploring a partial conversion of the skyscraper to apartments. RAIT Financial Trust recently put the buildings on the market, at an undisclosed price. A listing package from real estate company HFF , Inc., started making the rounds last week. The 40-story tower, at East 12 th Street and St. Clair Avenue, is only 45 percent leased, according to HFF's listing materials. The glassy, barrel- shaped Galleria is 60 percent leased. The property also includes a 421- space parking garage . Coral Gables- based Roger Development Group executives halted construction at the site of what will be Midtown Apartments, located at 104 NW 17th St ., because of plans to make interior changes. Oscar Roger Jr ., vice president of the development group , said in construction when interior design changes occur, plumbing does as well. So while design changes were being ironed out, construction was slowed to avoid the costs of having people work in the meantime and potentially having to reroute plumbing again if more changes were made. LANSDALE >> Plans for a six- story apartment building on the corner of Third and Walnut streets have been revised again, and Lansdale officials look likely to be asked to approve several waivers for the project. Developer Ross Ziegler and architect Mike Rosen presented the latest version of those plans Monday night , describing changes including a new fence next to a dog park meant to buffer the building from its next door neighbors on Third Street. “In terms of both the fence and the dog park, we’d be open to discussions, certainly, to explore what would be more desirable, or how we can come up with solutions that might make more sense,” said Rosen. “We really want to encourage the concept of pet ownership, and taking care of their pets. And we clearly have been sensitive to the neighbor issue, and we will deal with it,” he said. IDA approves tax breaks for Glen Cove apartment-retail project

Uniondale- based RXR Realty will receive more than $1.2 million in tax breaks to build a downtown Glen Cove apartment and retail project , the Glen Cove Industrial Development Agency decided Tuesday night . The IDA unanimously approved $1.24 million in mortgage and sales tax exemptions for Village Square, which, in addition to 146 apartments and 15,000 square feet in retail space, will include a 16,000-square- foot plaza deeded to the city for public events. Most Popular The board also approved 18 years of payments in lieu of taxes, or PILOTs, that will start at $183,062 for the first three years and increase 2 percent annually for 15 years. The value of that property tax break is undetermined.
