Industry applauds new sustainable public housing at Ivanhoe, but is the model sustainable?

Frasers Property Australia , Citta Property Group and Mission Australia have won the tender for the $2. 2 billion redevelopment of the Ivanhoe public housing estate in Macquarie Park, in north-east Sydney. The project is set to achieve high sustainability outcomes , such as carbon neutral operation , but while the news has been welcomed by many in the property industry , it has also raised questions about just how replicable this model of public housing funding is. The master plan for the 8.2 hectare site will see 259 existing low - density public housing dwellings demolished and replaced with more than 3000 dwellings built by the Aspire consortium, including at least 950 new social housing apartments and 128 affordable rental apartments . The single mother of two said when her $880-per-month rent in southeast Rochester jumped by $85 in the second year, it left her struggling to pay for rent and food, even though she has good job at Zumbro Valley Health Center . "Why am I not able to afford the basics I need to live?" she asked during Tuesday's community meeting held by CURE — Communities United for Rochester's Empowerment — a social action group affiliated with SEIU Healthcare. She said the unexpected increase on an already tight budget could have been unbearable without outside family support. "I got a 46-cent raise at work," she said, noting it didn't cover the rent increase, or her rising food costs . "How am I supposed to save for a house?" she said. Supporters and opponents of a proposed conversion of the historic Campana building to affordable housing on the borders of Batavia and Geneva packed another meeting this week to share their views. About 100 people attended the continuation Wednesday of an Aug. 2 public hearing before the plan commission , a citizen- appointed advisory panel to the Batavia City Council . On one side were residents worried about traffic, the influx of students in the Geneva schools and whether the former 1936 factory is suitable for living quarters. On the other side were proponents of affordable housing and historic preservation . Developer National Resources has for several years been studying different office, retail and residential schemes for an underused corporate campus designed in the 1960s for International Business Machines Corp. in East Fishkill, N.Y. But now, as National Resources moves to close on a deal to buy a 300-acre site, the Greenwich, Conn.- based developer is recognizing that housing has got to be a central component of the plan. Firm principals Lynne Ward and Joseph Cotter recognize low rents are the best way to lure millennials and others away from New York City, about a 90-minute drive away. National Resources is paying an undisclosed price for the land from California- based semiconductor company Globalfoundries , which purchased IBM’s semiconductor business in 2015 and still runs a slimmed down operation at the East Fishkill site that employs around 1,700 workers. Christine Dunn Journal Staff Writer ChristineMDunn PROVIDENCE, R.I. — Commerce Secretary Stefan Pryor on Thursday morning lauded a vote by the Rhode Island Housing Board of Commissioners to approve final financing for the Lippitt Mill Apartments development in West Warwick. The mill, the second-oldest in Rhode Island, will be reused as 65 apartments, including 28 affordable units , Eric Shorter of Rhode Island Housing told the board. The total project cost is $15.9 million, including $2.3 million in Rebuild RI tax credits . Developer Kristopher Shaw said there will be a groundbreaking this fall, and he hopes construction will be completed by next summer. Board member Kevin Orth said that in addition to providing needed mixed - income housing , the project includes the preservation of a site with "historical and cultural significance," and it will also accomplish environmental remediation of the property. Palo Alto Housing Corporation has completed a $31.9 million renovation of the Colorado Park Apartments , the oldest affordable housing property in its portfolio. The nonprofit agency on Aug. 17 celebrated the grand reopening of the seven-building, 60-unit complex at 1142 Colorado Ave. The renovation made the complex, built in 1972, more modern and eco-friendly. Upgrades included adding energy -efficient appliances and water saving fixtures in the apartments as well as drought resistant plants and solar panels in common areas. “Through high-quality design and construction, we were able to significantly update the buildings and enhance the quality of life of our residents here,” said Candice Gonzalez, president and CEO of Palo Alto Housing. “This rehab and syndication also ensure that these homes remain affordable for the long-term.” The renovation also included replacement of the building façade and new patio fencing, roofing, paint and landscaping. Residents continue to debate Campana apartment project in Batavia

Batavia residents continued to speak out about whether the city should let apartments be built in the landmark Campana factory building on Wednesday during a continuation of a plan commission public hearing . Just as it was when the hearing began on Aug. 2, the meeting room was filled, and an overflow was set up in a nearby conference room so people could watch it on television. Residents again expressed concern about adequate parking, whether stormwater displaced by increased parking would be well-handled, if the Geneva school district would get enough in property taxes to handle the influx of students expected, and about safety at the intersection of Fabyan Parkway and Batavia Avenue .
