To Alice Fonseca, getting an apartment at The Beverly building downtown would be like winning the lottery. The 14-story project, set to open near North Station early next year, isn’t quite like all the other luxury housing that has sprouted up in downtown Boston recently . Every one of its 249 units will rent at below-market rates, with a one-bedroom starting at $900 a month for tenants of modest incomes. That’s about a third to half the cost of a similar unit just across the street. Six years ago, Mike Brown and Casey Lynch stood on Downtown Boise ’s 8th Street and wondered: Why don’t more people live here? Downtown seemed to have everything that a growing percentage of Americans wanted in a place to live. “I mean, there’s all kinds of jobs. There’s a million coffee shops and hair salons and restaurants, and there’s an active street life ,” says Brown, who founded the Los Angeles- based development company LocalConstruct with Lynch in 2008. As more apartments convert to Airbnb, St. Paul considers short-term rental rules

Matt Boys recently bought a dilapidated triplex near Charles and Snelling avenues in St. Paul with the goal of leasing out one apartment the traditional way and listing two others through the short- term rental platform Airbnb . Given the ongoing construction of a Major League Soccer stadium down the street, the Airbnb opportunity justified the $40,000 renovation, said Boys, noting he might not have taken the chance otherwise. Likewise, not all the apartments at the Lowry Building on downtown St. Paul’s Wabasha Street are available for lease year-round or even month-to-month. Building owner Madison Equities rents out at least seven units through Airbnb, and a handful of year-round tenants have taken to doing the same. As a result, visitors to downtown St. Paul can spend a night or two at the Lowry relaxing in a more residential setting than the typical hotel. Riverview Lofts apartment complex receives site plan approval

In a split vote, the Riverhead Town Board approved both the site plan and the special permit application for Georgica Green Ventures’ proposed 116-unit mixed-use apartment complex Tuesday night . The board also approved an environmental study submitted by the applicant and stated that the project will have “no significant adverse environmental impacts .” The vote was three in favor, one opposed and one abstaining. Councilman Tim Hubbard cast the no vote, and Councilwoman Jodi Giglio abstained . “There’s a lot of issues with this project that I’m concerned about,” Mr. Hubbard said, citing parking, a proposed 30- year Industrial Development Agency tax abatement , and the impact the apartments might have on school enrollment. Ms. Giglio said she asked the town ethics board for an opinion on whether she should abstain, since she is an owner of the Summerwind Square apartments downtown , and they recommended she abstain. Committee recommends $120,000 for downtown rental rehab program

Posted: Aug. 24, 2017 9:15 am QUINCY -- A Quincy committee recommends that $120,000 be provided for the redevelopment of five apartments in four downtown buildings. The $120,000 investment through the city's tax increment financing rental rehab program would include private investment of more than $154,000. Chuck Bevelheimer, director of planning and development, told the TIF Rental Rehab Committee on Wednesday night that he believed the program was making a difference downtown. "When you get into renovation projects, you're always getting into something that is unknown," Bevelheimer said. "Without this program, I don't think you would be seeing the investment right now." In the first two years of the TIF rental rehab program , the city has provided $210,000 and has seen $335,800 in private investment in 10 upper- story apartments downtown . Ground broken for $51 million downtown Mobile apartment project

Groundbreaking for Mobile's Meridian at the Port apartment complex on Wednesday was accompanied by new images illustrating backers' claims that it will be a transformative project for downtown. In the renderings, the five-story, 267- unit development is a large and distinctive presence on the east side of Water Street, a location that will make it one of the first landmarks seen by visitors arriving via I-165. Its features include an impressive poolside view of the Mobile skyline . Developers say the project will be completed in 2019. According to information provided by Leaf River Development Group and Bristol Development Group , the project will cost more than $51 million and will feature a mix of upscale studio, one-bedroom and two-bedroom apartments. Kroger plans new store and urban apartments on the eastern edge of downtown Dallas | Real Estate

A new Kroger supermarket on the edge of Dallas' Arts District will offer more than groceries. The supermarket chain plans for its new store to be part of a mixed-use development that includes hundreds of new apartments. Kroger last year purchased a block of land on Hall Street between Ross Avenue and North Central Expressway . It's just across the highway from downtown and in an area that's seeing rapid redevelopment. Early this year Kroger filed plans with the City of Dallas to build just a supermarket and surface parking on the site. But now the grocery giant has teamed up with a local apartment builder and wants to include 375 apartments with the project. The development designed by Dallas architect GFF would have four stories of rental units on top of a 2- level Kroger store , plans for the project show. San Pedro preps for new midrise apartment development near waterfront

Demolition begins this week on a downtown San Pedro block that will be transformed into a seven- story apartment building that many hope will boost patronage for area shops, restaurants and the waterfront now beginning to take shape. Officials will mark the start of demolition at an informal groundbreaking at 9:30 a.m. Thursday at 550-560 S. Palos Verdes St . A more formal ceremony will be held in the coming weeks, according to the developer. Demolition is expected to take about a month and construction of the new 375-unit building should be complete in about three years, with the opening anticipated for 2020. It’s one of several residential developments planned to be built in and around the downtown San Pedro area over the next few years. Mizner 200 will be one of the largest construction projects in Boca Raton's downtown, offering three nine- story apartment buildings across 9 acres. There will be 384 new apartments and garages with 672 parking spaces. You’ll also see an overhauled stretch of Southeast Mizner Boulevard — inundated with new canopy trees, park space and benches along an 8-foot-wide, paver-laden sidewalk. It’s too early to say when construction will begin. But Mizner 200, at 200 SE Mizner Blvd ., will give the area a much-needed face-lift, some residents say.
