Saratoga County Showcase of Homes set for next month
The Saratoga County Showcase of Homes is next month. The event promotes local builders while displaying interior designers' work and raising money for charity.
There will be 18 houses on the tour this year, by 14 different builders. The 22nd annual showcase includes homes priced in the $300,000 range and homes priced at more than $1 million.
The homes fall into three categories: classic: under $500,000; executive: $500,000-$750,000; luxury: over $750,000.
Proceeds from the tour go to Rebuilding Together Saratoga and Habitat for Humanity of Northern Saratoga, Warren and Washington Counties. The event raised $70,000 for the two charities last year, pushing the amount raised for the history of the tour to more than $1 million.-Single-family homes, condos and townhouses are on the tour, which this year includes a rare rental property. Showcase regular John Witt of Witt Construction is renovating the carriage house behind his office building at 563 North Broadway.
It will be a 1,600-square-foot apartment with three garage bays underneath — one space each for the tenant of the carriage house and the tenants who already live in the units above Witt's office. The carriage house, a bit of a specialty for Witt, who has built homes in the style in the past, is tucked into the corner created by Van Dam Street and North Broadway. The living space has a pretty view down Broadway to the south, Witt said. The unit will rent for $3,500 per month.
Also in downtown Saratoga Springs, Belmonte Builders is constructing a combination of townhouses and condos on the site of the former Ellsworth Ice Cream Dairy at 108A Division St. City Square will have 25 townhouses and 14 condos when complete.
The model on display during the showcase tour is 3,356 square feet and has a host of options: home theater and game room; a brick wall in the dining space and library; and a sitting area in the master suite.
The entries in the showcase have changed over time, said Barry Potoker, executive director of the Saratoga Builders Association, which hosts the showcase.
"Inventory is down among resale houses, which is driving people to new construction," Potoker said. "Formerly, there were spec houses on the tour; now many of them are sold or under contract."
More than 3,500 people bought tickets to the showcase last year, but many of them were shopping for decorating ideas, not because they were in the market for a house, he said. (Each house is decorated by professionals.)
Andrea Chenier and Kaitlynn Johnson, the design team from Bennington Furniture, decorated two homes on the tour this year: 11 Conklin Court, Wilton, the model for Craw Farm by McPadden Builders, and 7 Cedar Bluff Court, Stillwater, by Bella Home Builders. The Bella home overlooks Saratoga Lake and has a rustic style.
"We kept it simple and clean, so the beams and ceiling features could speak for themselves," Johnson said.
At the McPadden house, Chenier and Johnson incorporated more modern touches, like chrome and other metals.
