Part 5: Making room for our home’s hiding places

Image
As we put the finishing touches on the plans for our home, our dreams of dinner parties in the finished open kitchen , of repurposed original sconces and refurbished original details , gave way to a less sexy obsession. The mop, the vacuum, our winter coats, the laundry. Specifically: Where would they all go and how could we banish them from sight? In the New York prewar apartments we’d lived in for years, closets were strictly optional and washer-dryers were nonexistent. What made glossy interior photos appealing , I came to realize, was what you didn’t see, because it was tucked into a hidden closet or built-in cabinet. Renovating our house gave us a shot at discreet convenience. Entering the first-floor apartment, pre-renovation, meant coming face -to-face with a faux-wood- grained cabinet door —in actuality, a false front. It was an arguably clever way to bump out the bathroom on the other side to make room for a turquoise jacuzzi-shaped tub. Otto’s initial plan for the enlarged ...

The old Herald-Sun building, located on Pickett Road, will soon be the home of self-storage units and office space.

The pressroom at the old Herald-Sun building will soon become self-storage units, and the rows of desks that made up the newsroom will once again become office space. More than a year after buying the former offices of The Herald-Sun at 2828 Pickett Road , Durham- based Ticon Properties is in the middle of an extensive renovation of the 27-year-old building. The newspaper originally moved from downtown into the Pickett Road building in 1990 before relocating to an office building near Northgate Mall in 2015. Ticon will retrofit the newspaper building to include 70,000 square feet of climate-controlled self-storage units, 60,000 square feet of office space and an additional 10,000 square feet of retail space. The renovations are likely to be completed next year. Ticon, which is owned by Jack McGhee, bought the building from Paxton Media Group , the former owner of The Herald-Sun, in July 2016 for $3.25 million. Ticon owns several apartment complexes and commercial spaces across grea...

LocalConstruct aims to revamp Downtown Boise through housing

Image
Six years ago, Mike Brown and Casey Lynch stood on Downtown Boise ’s 8th Street and wondered: Why don’t more people live here? Downtown seemed to have everything that a growing percentage of Americans wanted in a place to live. “I mean, there’s all kinds of jobs. There’s a million coffee shops and hair salons and restaurants, and there’s an active street life ,” says Brown, who founded the Los Angeles- based development company LocalConstruct with Lynch in 2008. Casey Lynch, left, and Mike Brown have made their mark in Boise. Provided by LocalConstruct But in 2011, fewer than 4,000 people lived in Downtown’s scattered apartment and condominium buildings and houses. On a typical weekday afternoon , most Downtown workers got in their cars and put the city in the rearview mirror. Brown and Lynch saw an opportunity. They thought Boiseans would trade ample floor space and vaulted ceilings in the suburbs for smaller, high- end Downtown apartments that offered amenities like gyms, a do...

Comfort and convenience abound at Forest Park Apartments

April 16, 2010 | By LUCY CLARK It's easy to miss the entrance to the Forest Park Apartments in Farmington. That's because carefully landscaped arborvitae , maple trees, rhododendrons and other greenery screen the suburban enclave from the road. The development, with 58 two-bedroom townhouse and ranch- style apartments built around two manmade ponds with large fountains, offers stunning views . All of the 1,200-square- foot carpeted apartments have private decks, new maple kitchens and 1.5 bathrooms. Units are equipped with washer-dryer hookups and have central air conditioning . Thermal windows increase energy -efficiency. "It's very private; there is a very secure feeling. A lot of people are looking for that today," says Jean Munson, manager of the complex, where she has lived for 15 years. "It's very home-like." Her apartment doubles as the office for the apartments. Munson - affectionately known as the "mayor" of the Forest Park A...

IDA approves tax breaks for Glen Cove apartment-retail project

Uniondale- based RXR Realty will receive more than $1.2 million in tax breaks to build a downtown Glen Cove apartment and retail project , the Glen Cove Industrial Development Agency decided Tuesday night . The IDA unanimously approved $1.24 million in mortgage and sales tax exemptions for Village Square, which, in addition to 146 apartments and 15,000 square feet in retail space, will include a 16,000-square- foot plaza deeded to the city for public events. Most Popular The board also approved 18 years of payments in lieu of taxes, or PILOTs, that will start at $183,062 for the first three years and increase 2 percent annually for 15 years. The value of that property tax break is undetermined. All seven candidates in the Sept. 12 Democratic City Council primary and the Democratic mayoral candidate , Councilman Timothy Tenke , attended the meeting and said afterward they support redeveloping the 2.8-acre site, most of which is comprised of vacant buildings. But they oppose the t...
