As many as 48 Hoopa residents could have new housing by the end of March.
The Timber Ridge Apartments project is nearly complete. As part of the Campbell Field Expansion Project, the apartments are getting the finishing touches and it’s expected all of the work will be done by the end of March.
There are three buildings as part of the apartment complex. It includes 12 units, 1100-hundred square feet, two bedrooms and one bath. One unit is compliant to disability-access rules.
There will be restrictions about how many people can live in each unit. At most, two adults and two children will live there.
It is no-doubt the units will fill fast.
“We have a waiting list, we always have a waiting list,” said Kristen Raymond, Hoopa Valley Housing Authority Project Coordinator.
Construction started in August of 2015 and should be complete in March 2016. Hoopa Modular, Danco Group and 6 Rivers Construction have done most of the work but sub-contractors have also been involved.
The work is on time and within budget. There have been some weather-related delays but those delays were factored in.
This isn’t the first construction job in Hoopa for the Danco Group. The company worked on the fire house, with the schools and medical facilities.
“Everyone has been great,” said Bill Bowman, Danco Construction Project Manager. “We appreciate the work.”
About 15 Danco employees have worked on the Timber Ridge Apartments job and other Hoopa-area residents were hired.
The Danco Group has also worked with the Karuk Tribe in Happy Camp, Orleans and Yreka.
For the Timber Ridge Apartments, rent will depend on a potential renter’s income. It will be based on 20 percent of his or her income.
There will be some strict rules about maintaining the apartments. Renters will have to sign a lease agreement and there will be inspections. At first, there will be once-a-month inspections and after six months, if everything is up to par, there will be yearly inspections.
“If there are concerns, there will be monthly inspections,” Raymond said. “If there are no concerns, there will be fewer inspections.”
The Timber Ridge Apartments work is the second phase of the Campbell Field Expansion Project. It will include an additional 13 individual home ownership units. Phase three will be an additional 24 individual home ownership units.
