State housing agency OKs financing for Lippitt Mill project - News - providencejournal.com

Christine Dunn Journal Staff Writer ChristineMDunn PROVIDENCE, R.I. — Commerce Secretary Stefan Pryor on Thursday morning lauded a vote by the Rhode Island Housing Board of Commissioners to approve final financing for the Lippitt Mill Apartments development in West Warwick. The mill, the second-oldest in Rhode Island, will be reused as 65 apartments, including 28 affordable units , Eric Shorter of Rhode Island Housing told the board. The total project cost is $15.9 million, including $2.3 million in Rebuild RI tax credits . Developer Kristopher Shaw said there will be a groundbreaking this fall, and he hopes construction will be completed by next summer. Board member Kevin Orth said that in addition to providing needed mixed - income housing , the project includes the preservation of a site with "historical and cultural significance," and it will also accomplish environmental remediation of the property. Riverview Lofts apartment complex receives site plan approval

In a split vote, the Riverhead Town Board approved both the site plan and the special permit application for Georgica Green Ventures’ proposed 116-unit mixed-use apartment complex Tuesday night . The board also approved an environmental study submitted by the applicant and stated that the project will have “no significant adverse environmental impacts .” The vote was three in favor, one opposed and one abstaining. Councilman Tim Hubbard cast the no vote, and Councilwoman Jodi Giglio abstained . “There’s a lot of issues with this project that I’m concerned about,” Mr. Hubbard said, citing parking, a proposed 30- year Industrial Development Agency tax abatement , and the impact the apartments might have on school enrollment. Ms. Giglio said she asked the town ethics board for an opinion on whether she should abstain, since she is an owner of the Summerwind Square apartments downtown , and they recommended she abstain. Two Santa Ynez Valley projects and another in Gaviota affecting a wide area of the county are slated for public hearings Thursday before the Santa Barbara County Planning Commission . The meeting is scheduled to begin at 9 a.m. in Room 17 of the Engineering Building, 123 E. Anapamu St., Santa Barbara. Commissioners are scheduled to hear a request to revise the development plan for the Golden Inn and Village in Santa Ynez, which is strongly opposed by neighbors, and a request to subdivide an existing 860- acre parcel north of Buellton into four parcels. The commission will also hear a request from the county to amend the overlay designation for the Tajiguas Landfill in Gaviota, determine the revised Tajiguas Resource and Recovery Project conforms to the comprehensive plan and adopt an addendum, revision letter and errata to the environmental impact report . Fort Worth's Main Street closing until 2020 for construction

Motorists who use North Main Street to travel between downtown Fort Worth and the Stockyards should be prepared to use a detour — for roughly the next three years. Starting at 3 a.m. Saturday, North Main Street will be closed in both directions between Northeast Seventh and 11th streets — not far from LaGrave Field and the Coyote Drive-In theater. Traffic will be detoured to Commerce Street and delays for drivers are expected to be minimal. The reason? Workers will be building a new bridge as part of the nearly $ 1 billion Panther Island project that will eventually carry North Main Street traffic over a re-routed portion of the Trinity River. The bridge will be built over dry land so that when the money is available to re-route the river, the road will already be in place. When Mayor de Blasio held a press conference in May 2014 to debut his new affordable housing plan , his full- color presentation touted a project called Spring Creek in Brooklyn. Spring Creek was flagged as a “case study” partnership between the city and developers to “create a strong, vibrant and self-sustaining neighborhood.” But on Friday, the bulk of that project remained a big, ugly vacant field of weeds and abandoned roadway in East New York. More than 1,500 of 1, 803 planned affordable units are now in a bureaucratic Twilight Zone — and may become less affordable as a result. “There is no progress from the progressive mayor ,” said the Rev. David Brawley, a leader of East Brooklyn Congregations , one of the groups sponsoring Spring Creek . Kroger plans new store and urban apartments on the eastern edge of downtown Dallas | Real Estate

A new Kroger supermarket on the edge of Dallas' Arts District will offer more than groceries. The supermarket chain plans for its new store to be part of a mixed-use development that includes hundreds of new apartments. Kroger last year purchased a block of land on Hall Street between Ross Avenue and North Central Expressway . It's just across the highway from downtown and in an area that's seeing rapid redevelopment. Early this year Kroger filed plans with the City of Dallas to build just a supermarket and surface parking on the site. But now the grocery giant has teamed up with a local apartment builder and wants to include 375 apartments with the project. The development designed by Dallas architect GFF would have four stories of rental units on top of a 2- level Kroger store , plans for the project show. Frasers Property Australia , Citta Property Group and Mission Australia have won the tender for the $2. 2 billion redevelopment of the Ivanhoe public housing estate in Macquarie Park, in north-east Sydney. The project is set to achieve high sustainability outcomes , such as carbon neutral operation , but while the news has been welcomed by many in the property industry , it has also raised questions about just how replicable this model of public housing funding is. BOSTON (AP) — Massachusetts’ booming economy is bringing with it a downside for those looking to rent an apartment or buy a home in the state: soaring housing costs , particularly in the greater Boston area . The problem isn’t new, but it’s more acute in places where the economy has taken off, spurred by a surge in the life sciences sector and the arrival of top companies like General Electric to the state. That upward pressure is one reason why Beacon Hill leaders are continuing to look for ways to create new affordable housing units while preserving existing units . Gov. Charlie Baker this week announced $72 million in housing subsidy funds and additional state and federal tax credits to 25 projects across the state.
