Tower at Erieview and Galleria go up for sale, as RAIT presses pause on apartment plans (photos)

CLEVELAND, Ohio - The owner of downtown Cleveland's fourth-tallest building is doing an about-face, marketing the Tower at Erieview and the adjacent Galleria shopping mall for sale after more than a year of exploring a partial conversion of the skyscraper to apartments. RAIT Financial Trust recently put the buildings on the market, at an undisclosed price. A listing package from real estate company HFF , Inc., started making the rounds last week. The 40-story tower, at East 12 th Street and St. Clair Avenue, is only 45 percent leased, according to HFF's listing materials. The glassy, barrel- shaped Galleria is 60 percent leased. The property also includes a 421- space parking garage . Yet for Pittsburgh couple Lisa Toboz and Jeffrey Schreckengost, their storefront apartment that doubled as a guitar-building workshop in the city’s Garfield neighborhood proved the perfect place to remain renters. “We lived in Garfield for 10 years before we decided to buy,” Toboz said. “We loved being so close to work and being able to walk right outside our door and be a part of the arts festivals, restaurants, a grocery store. Zillow : Rents Have Increased Twice as Fast as Wages in New York City Since 2010

NEW YORK, Aug. 16, 2017 /PRNewswire/ -- Key facts: -- Rent growth far outpaced incomes in New York City. City-wide asking rents increased by 33 percent from 2010 to 2017, or 3.9 percent annually, while median wages grew at less than half that pace: 13 percent since 2010, or 1.8 percent annually. -- The lowest- priced rents increased the most. Homes with the lowest rents in NYC grew 4.9 percent annually, while the highest- price rentals grew just 3 percent per year. -- The lowest earners faced the smallest wage growth . Wages for NYC workers in the bottom fifth of earners saw the smallest annual increases since 2010, while wages for top- earning professions grew the most. Despite rents rising over the past year at their slowest pace since the end of the recession, rent growth in New York City has continued to outpace wage growth , increasing the financial burden on New York City renters .
