Legacy Partners Nabs $37M Greystone Refi for California Multifamily Asset – Commercial Observer

Greystone has provided a $37. 4 million HUD loan for The Verandas Apartment Homes in West Covina, Calif., Commercial Observer can first report. The refinance will allow owner Legacy Partners to complete interior and exterior property renovations . Lori DiMartino , a vice president at Greystone, originated the loan. “Legacy’s ability to finance renovation funds based on future rents is one of the true benefits of this HUD refinance product , aside from the advantages of a low fixed-rate, nonrecourse and 35-year term,” DiMartino said in prepared remarks. 'I don't have anything': 3-alarm blaze rips through Northgate apartments

SEATTLE - Fire crews rushed to the scene of a 3-alarm fire at an apartment complex in Seattle's Northgate neighborhood Saturday afternoon . The Park Meridian Apartment complex , a three- story apartment building , is at 113th Street and Meridian Avenue North . Firefighters arrived on scene just after 3:30 p.m. and immediately upgraded the fire to a two-alarm blaze. Shortly after, the blaze was upgraded to three alarms. At least 13 engines and nine ladder trucks were called in, in addition to multiple fire crews . The fire has been extinguished, firefighters say. Authorities do not believe anyone was inside the complex at the time of the fire. Crews battled the blaze from the outside due to the possibility of collapse. Surrounding streets were closed off to traffic as crews doused the flames. The three- story building has 60 units in it with about 20 units per floor, the Seattle Fire Department said. Three swastikas were found on Belle Avenue in Lakewood Aug. 16, according to an incident report, news release and multiple witnesses.  Lakewood resident Joshua McLaughlin posted a photo on Facebook of two spray-painted swastikas on a neighbor’s driveway at 1246 Belle Ave., which he said he saw while on a run around 6 a.m. He said the homeowners called the police, who are investigating it. TUCSON, AZ (Tucson News Now) - Cleanup is underway at an east- side Tucson apartment complex severely damaged by a monsoon storm. No one was injured at the Woodridge Apartments , 8225 E. Speedway Boulevard, when at least five trees came crashing down late Thursday afternoon , Aug. 10. Blue Johnson, owner of Arizona Arbor, said it will take about a week to chop up all the downed trees and remove them. "It's the biggest (destruction) I've ever seen here locally. I've been cutting for 25 years. Damage-wise, it's just phenomenal. Every roof has got a hole in it," Johnson said, talking about at least two buildings crushed under the weight of the Eucalyptus trees that fell in the storm. It was likely a microburst that did the most damage. Albert Peterson was leaving for work at about 5 a.m. on Aug. 10, when he heard a baby crying. INDIANAPOLIS (WISH) – The SWAT situation on the city’s west side has eneded. The situation happened Tuesday morning in the 3100 block of Lafayette Road at the Pangea Cedars Apartments . According to the Indianapolis Metropolitan Police Department , a man was armed inside a residence. Around 4 a.m. officials were called to the apartment complex for a domestic call on reports that a man had strangled his girlfriend and hit her over the head. The man then refused to leave the home. SWAT officials arrived at around 7 a.m. and had been staged outside the apartment since. SWAT eventually made entry into the residence, but were unable to locate the suspect.  However, police are still hoping to speak with Marcus Ford, a 30-year-old black male. Raw sewage forces renters to evacuate apartments in Farmington...

FARMINGTON HILLS, Mich. - Residents of an apartment complex in Farmington Hills were forced to evacuate their homes Monday night because of raw sewage in the rooms. Carpet cleaners and restoration crews spent Tuesday hauling out flooring and debris at the Cedar Ridge Apartments near Grand River Avenue and Middlebelt Road in Farmington Hills. Officials believe some sort of obstruction in the sanitary sewer caused the backup. Crews will return Wednesday to investigate the exact cause, but residents are trying to salvage as many of their belongings as possible. "It was soaking the padding and carpet," resident Jasmine Rowe said. Crews placed fans on high speed as hoses pumped out the sewage. "Our main entryway was flooded," Rowe said. "There were two inches of water in that hallway." In some cases, the flooring had to be completely removed. On the first floor, 20 units were flooded by the sewer backup. "There was water everyway ," Rowe said.

San Pedro preps for new midrise apartment development near waterfront

Demolition begins this week on a downtown San Pedro block that will be transformed into a seven- story apartment building that many hope will boost patronage for area shops, restaurants and the waterfront now beginning to take shape. Officials will mark the start of demolition at an informal groundbreaking at 9:30 a.m. Thursday at 550-560 S. Palos Verdes St . A more formal ceremony will be held in the coming weeks, according to the developer. Demolition is expected to take about a month and construction of the new 375-unit building should be complete in about three years, with the opening anticipated for 2020. It’s one of several residential developments planned to be built in and around the downtown San Pedro area over the next few years. Originally under the hands of Omninet Capital, the project was sold to Holland Partner Group in June for $24.5 million. CLEVELAND, Ohio - Playhouse Square  agreed Thursday after some pressure from city planning officials to install a 20-foot- deep retail strip on the ground floor of a parking garage designed to serve a proposed 34- story apartment tower . The agreement capped a back-and-forth discussion at the meeting of the Downtown Flats Design Review Committee over schematic plans for the $ 135 million tower , on which Playhouse Square hopes to break ground late this year for the project. A revised ground floor plan for the Playhouse Square apartment tower garage shows how the theater district would reserve 1, 900 square feet on the Euclid Avenue side of the garage for retail. For more than two years, city inspectors have documented unsafe and squalid conditions at a weekly hotel near uptown that houses low-income families with children, the disabled and others with nowhere else to go. Inspectors found rooms with no heat or air conditioning , piles of garbage, bedbugs and broken windows among other problems at the Airport Parkway Inn and Suites. Former tenants and a neighboring business complain the building on Wilkinson Boulevard is a magnet for drugs and crime. Now, Charlotte officials are taking steps that could lead to the demolition of the hotel, a rare move the city has not taken in at least seven years against a lodging establishment. The building is part of a virtually unnoticed housing sector in Charlotte, where hundreds of people suffering from addiction and mental illness or simply with few other options depend on weekly hotel rooms for permanent shelter.
